Find a Tenant Only

This service includes…

A FREE property valuation! At this appointment, one of our knowledgeable agents will provide you with an accurate market valuation for your rental property & discuss a fee for the service we provide to you.
Measure up! We will arrange an appointment to take internal & external photographs of your property to create an advert for Rightmove, our website and our office showroom.
Carry out accompanied viewings with potential tenants.
Full & in-depth tenant referencing service from the UK’s leading tenant referencing company, which includes credit, affordability, employers, income and previous landlord checks.
Arrange for a Landlord’s Gas Safety Inspection of the property to comply with regulations.
Collection of the first month’s rent and bond from the tenant.
Preparation and completion of the Tenancy Agreement and all other relevant documents.
The handing over of the keys to your new tenants.

The management of the property from this point will then be passed over to you as the landlord. We will always be on hand to provide you with advice when needed.

The Management Service

This service includes all of the elements included in the Find a Tenant Only package above, but as your management company, we will take over the management of the property.

As your management company, we will be the first point of contact for your tenants if any issues arise during their tenancy.
We will put in place a detailed inventory report prior to the tenants moving in to protect you as a landlord when the tenants move out.
Protect the tenant's bond in a secure deposit account.*
Chase overdue rent payments from your tenants.
We will carry out quarterly inspections at the property to check the condition.
If any issues arise during the tenancy, we can arrange for any work to be carried out through our network of local and trusted tradesmen, once you are happy with the quote they provide for you.
We will advise you and act on your behalf during any legal proceedings which are deemed necessary due to significant rent arrears, breach of contract or other significant issues.
